All prospective tenants must comply with an extensive screening process. Background checks are thoroughly completed. Eviction databases are referenced. We ensure they qualify financially by reviewing their credit report, verify employment, and review pay stubs and/or tax returns. We review their rental history by contacting their previous two landlords for references.

An owner can set their own rental price or, upon request, AMG can run a market analysis for them. There are three core factors that contribute to how much your rental property will receive in rent each month.

  • Availability and rental rates of comparable properties
  • The features and benefits of your property
  • The marketing exposure for your vacancy

Once we receive the above information, we will complete the requested market analysis and set a starting price to get it rented as quickly as possible.

Asking price, local inventory levels, and even the current season are all factors in how quickly a vacancy is filled. In most cases, however, we can find a qualified applicant and fill vacancies within 30 days.

Yes. All of our rental property owners are notified of all maintenance issues as they arise. However, we proactively address and resolve all repair requests that fall within a threshold set by the property owner. For example, if the threshold set is $500, this means if a maintenance issue arises and is below the threshold, we simply resolve the issue. For larger issues, we typically gather competitive bids and contact you for final approval.

Funds are dispersed on the 10th of every month to the bank of your choosing. We offer owners access to our online portal which allows them to receive payments, statements, view maintenance orders, or manage their account, etc. However, if the owner prefers not to use the portal, we conveniently disperse funds via ACH.

Our rigorous tenant screening process usually prevents these types of issues; however, if a problem should arise, our premium service clients can rest assured that we always respond promptly and appropriately. Rent is due on the 1st and is accepted late until the 5th. If rent has not been paid, the eviction process begins on the 10th of the month in question. The eviction process is started with a 3-day notice to pay or move out. Nuisance issues are handled in a similar way, with one warning given before a 3-day notice is posted.
